The result is the most complete Dallas County ownership picture available outside the appraisal district itself.
Dallas corporate-RA density flagged. Dallas contains high density of registered-agent addresses including the 1601 Elm St CT Corporation building. These addresses are excluded from the cluster roster via the NPA virtual office seed list.
Out-of-state SFR institutional visibility. The Dallas dataset surfaces concentration clusters linked to out-of-state institutional SFR operators — particularly operators headquartered in Arizona, California, and New York. Clusters are ranked by both entity count and dollar-weighted appraised value.

Owner names and mailing addresses are normalized, then clustered by mailing address using the same methodology applied to all NPA county reports. Government-owned properties, registered-agent addresses, corporate campus HQs, and commercial mail receiving agency (CMRA) addresses are excluded from clustering.
