Systematic property ownership intelligence from public records

Nexus Property Analytics is a DBA of Convergence Data Analytics LLC, a Missouri limited liability company. We deliver county-level property ownership intelligence reports built from publicly available county assessor data.

What we do

We build automated systems that analyze property ownership concentration patterns at the county level. Our platform ingests every parcel record from a county assessor, normalizes owner names and mailing addresses, identifies addresses where multiple distinct entities receive mail, and scores each cluster based on concentration density, absentee ownership ratios, property distress signals, and deed patterns.

Each county intelligence report includes municipality-level concentration analysis, entity rosters for the highest-scoring clusters, geographic visualizations, and a companion CSV data export covering every entity in every cluster.

What we are not

We are not investigators, attorneys, or compliance consultants. We do not make accusations of wrongdoing. We do not provide legal advice, expert testimony, or investigative services. We are a data compiler — we organize publicly available county assessor records into systematic ownership intelligence that professionals can use in their own due diligence processes.

Our reports present ownership concentration patterns identified through automated analysis of public records. The presence of multiple entities at a single mailing address is a common and lawful business practice. Elevated concentration indices are presented solely to highlight areas that may warrant further review by qualified professionals.

Our data

Every data point in our reports comes from publicly available county assessor records. We do not use proprietary, non-public, or purchased data.

County assessor parcel records — Published via ArcGIS Hub and other public data portals. Includes owner names, mailing addresses, property addresses, valuations, deed types, property classifications, year built, and lot characteristics. Our pilot county (St. Louis County, Missouri) contains 401,458 parcel records with 73 data fields per parcel.

Secretary of State entity filings (Phase 2) — Public LLC, corporation, and limited partnership filings including entity name, charter number, status (active/dissolved/forfeited), registered agent, and formation date. Used to enrich ownership clusters with corporate status data.

Virtual office / registered agent database — A curated, growing list of known registered agent addresses, virtual office providers, and commercial mail centers. These addresses are automatically excluded from clustering to reduce false positives.

Our approach

We sell situational awareness and market intelligence, not targeted investigations. Every report covers an entire county — all clusters, all municipalities, all concentration patterns. Individual entities appear as part of their geographic context, not as the subject of focused research. This systematic approach provides broad coverage that investors, lenders, and due diligence teams can search and filter for their specific needs.

Data sources are public county assessor records published by local government agencies.
