All data used in our reports is publicly accessible to any person or organization through county assessor offices and their online data portals.
All reports, analyses, and data compilations provided by NPA are for informational and due diligence purposes only. NPA does not provide legal advice, expert testimony, investigative services, or regulatory compliance consulting. Our reports are not intended for use as evidence in litigation or regulatory proceedings without independent verification by qualified professionals.
NPA reports present ownership concentration patterns identified through automated analysis of public county assessor records. The presence of multiple entities at a single mailing address is a common and lawful business practice. NPA does not make accusations of wrongdoing against any entity or individual. All findings are presented as ownership concentration patterns warranting standard due diligence review. Elevated concentration indices indicate density, not impropriety.
NPA does not provide expert witness services and is not available for deposition, testimony, or any form of legal proceeding. Purchasers of NPA reports acknowledge that NPA's role is limited to data compilation and analysis. Any use of NPA reports in legal or regulatory contexts is the sole responsibility of the purchaser.
Any purchaser who subpoenas, contacts, or attempts to involve Convergence Data Analytics LLC or its principals in any legal, regulatory, or investigative proceeding agrees to reimburse Convergence Data Analytics LLC for all legal fees and costs incurred in responding to such request.
NPA makes reasonable efforts to ensure accuracy of data compilation. However, NPA does not guarantee the completeness or accuracy of underlying county assessor data sources. County assessor records may contain errors, omissions, outdated ownership information, or data entry inconsistencies. Purchasers are encouraged to independently verify all findings before taking action based on report contents.
NPA relies on data published by county and local government agencies. NPA does not control, verify, or guarantee the timeliness, completeness, or accuracy of any county assessor database. Purchasers assume all risk of relying on the underlying government data.
Convergence Data Analytics LLC offers a 14-day refund from the date of purchase for material factual errors in the report data. A material factual error is defined as an incorrect parcel locator number, an entity attributed to the wrong ownership cluster, or a property incorrectly assigned to the wrong mailing address group. Refund requests must identify the specific error and be submitted to nexus.info@convergence-data-analytics.com within 14 days of purchase. Refunds are limited to the purchase price. Refunds are not available for dissatisfaction with the scope, volume, or conclusions of the report, as all data is compiled from publicly available county assessor records. By purchasing this report, you acknowledge that Convergence Data Analytics LLC is a compiler of public data and does not guarantee the accuracy of the underlying county assessor databases. Reports and analyses produced by NPA are proprietary compilations. While the underlying county assessor data is public, NPA's methodology, clustering algorithms, normalization functions, concentration scoring logic, geographic visualizations, and report formatting are proprietary trade secrets of Convergence Data Analytics LLC. Purchasers receive a limited, non-exclusive, non-transferable license to use the report internally within their organization. Purchasers may not redistribute, resell, publish, screenshot for external sharing, or otherwise disclose report contents to any third party without prior written permission from Convergence Data Analytics LLC. Violation of this license will result in immediate termination of the license and may subject the purchaser to legal action.
Convergence Data Analytics LLC's liability for any claim arising from the use of NPA reports is limited to the purchase price of the specific report in question. Convergence Data Analytics LLC is not liable for any indirect, consequential, or punitive damages arising from the use or interpretation of our reports. In no event shall Convergence Data Analytics LLC's aggregate liability exceed the purchase price of the specific report in question, regardless of the legal theory (contract, tort, negligence, or otherwise).
These Terms shall be governed by the laws of the State of Missouri without regard to conflict of laws principles. Any dispute arising from these Terms or the purchase of any report shall be resolved exclusively in the state or federal courts located in St. Louis County, Missouri. Purchasers agree to submit to the personal jurisdiction of such courts and waive any objection to venue.
Purchaser agrees to indemnify, defend, and hold harmless Convergence Data Analytics LLC, its officers, members, and agents from any claims, losses, or damages (including attorney fees) arising from purchaser's use, interpretation, or redistribution of any report, including any claims of defamation, regulatory violation, or third-party reliance on the report.
