Corporate campus exclusions pre-seeded. Toyota North America HQ (6565 Headquarters Dr Plano), Liberty Mutual campus (100 Liberty Way Plano), and JPMorgan Chase Legacy West (2222 JPMorgan Chase Blvd Plano) are pre-seeded into the NPA virtual office exclusion list. These legitimate corporate HQ addresses are filtered from the cluster roster so they do not appear as spurious concentration signals.
Socrata open-data source. Collin County data is sourced from the Texas Open Data Portal (data.texas.gov) via the official Collin CAD preliminary appraisal dataset. The preliminary dataset does not include dollar valuations; the report methodology clearly documents this and presents cluster analysis on parcel-count and entity-count dimensions only.
Tax agent flag available. The Socrata dataset includes a tax-agent flag per parcel. Clusters tied to known tax-agent mailing addresses are excluded from the primary cluster roster, preventing apparent concentration at tax-agent offices from contaminating the operator-footprint analysis.

Owner names and mailing addresses are normalized, then clustered by mailing address using the same methodology applied to all NPA county reports. Government-owned properties, registered-agent addresses, corporate campus HQs, and commercial mail receiving agency (CMRA) addresses are excluded from clustering.
