Bexar County anchors the San Antonio metropolitan area, the seventh most populous US city. This report maps 674,829 parcels into 6,760 ownership concentration clusters with $35.8 billion of aggregate clustered appraised value. Coverage spans San Antonio, Alamo Heights, Leon Valley, Converse, Live Oak, and unincorporated Bexar County.
Aggregate clustered appraised value: $35.8B.
San Antonio market intelligence. Bexar County is the only Texas county in the NPA catalog covering the San Antonio market. 674,829 parcels and 6,760 concentration clusters provide the definitive ownership map of the San Antonio metro.
County-operated GIS data source. Bexar data is sourced from the Bexar County government Parcels MapServer, which republishes BCAD appraisal records with full owner, mailing, situs, and market value fields. The report documents the vintage of the underlying data in its methodology section.
UDI (undivided interest) handling. Texas appraisal data flags undivided-interest parcels (fractional ownership). The Bexar ingest collapses UDI groups to the primary owner for clustering purposes, ensuring that a single property with multiple fractional owners does not create spurious concentration signals.
Military and government area exclusions. Joint Base San Antonio (Lackland, Randolph, Fort Sam Houston) and City of San Antonio municipal holdings are filtered from the cluster roster via government ownership exclusion rules.
South Texas regional hub. Bexar County serves as the South Texas regional hub. Out-of-state operators with Texas portfolios frequently hold both Austin (Travis) and San Antonio (Bexar) properties. Cross-reference with the Travis County report or the Texas Statewide 8-County Bundle for multi-market coverage.

Government-owned properties, registered-agent addresses, corporate campus HQs, and commercial mail receiving agency (CMRA) addresses are excluded from clustering.
